Want a Better Deal on a Home? Look at Older Listings

When buyers search for homes online, it’s easy to focus on the newest listings. Once a house has been sitting for two or three months, many buyers automatically assume something must be wrong with it.

But that’s not always the case. In fact, homes that have been sitting longer can sometimes offer buyers more room to negotiate.

Why Days on Market Matter

The longer a home sits, the more likely a seller may be willing to have a conversation about price or terms.

Sometimes a home simply started at too high of a price. Other times, the photos or marketing didn’t attract enough attention, or there were several similar homes competing for buyers at the same time.

None of those things necessarily mean there’s something wrong with the house.

That’s why I always think it’s worth looking beyond the newest listings. A home that everyone else has been scrolling past could actually be worth a second look.

There May Be More Room To Negotiate

A seller who just listed their home yesterday may not feel much pressure to negotiate. Give that same home 60 or 90 days without selling, and the situation can look very different.

That doesn’t mean every older listing is automatically a great deal. You still want to look at recent comparable sales and understand what the property is actually worth.

But if the numbers show the home is overpriced, there may be an opportunity to negotiate a lower price.

Price Isn’t the Only Thing You Can Negotiate

Sometimes sellers are firm on their price but more flexible in other areas.

Depending on the situation, buyers may be able to negotiate help with closing costs, repair credits, or other concessions. Those savings can sometimes be just as important as getting the purchase price reduced, especially when affordability is already a concern.

Don’t Assume Something Is Wrong

There are definitely homes that sit because they have issues, which is why inspections and doing your homework are important.

But days on market alone shouldn’t scare you away.

Sometimes the best opportunity isn’t the brand-new listing everyone is rushing to see. It’s the house that has been sitting quietly for a while and now has a seller who may be much more open to working with the right buyer.

Bottom Line

When searching for a home, don’t only look at what was listed this week. Take a look at the homes that have been sitting for a while too.

You may have less competition, more negotiating power, and a better chance of putting together a deal that makes sense for you.
