The average home today is taking around 52 days from listing to closing. To some sellers, that feels slow. Especially after seeing homes sell in 24 hours during the peak market.
But when you compare it to a more balanced market like 2018 and 2019, it’s actually very normal.
The market isn’t frozen. Buyers are just being more selective.
And honestly, that makes strategy more important than ever.
A lot of homes are still going under contract quickly. Some within a week. Many homes are going pending in around 19 days, and in certain areas even faster than that.

Many sellers still have the mindset from the ultra-hot market where you could almost name any price and get multiple offers.
That market changed.
Buyers today are more cautious, more informed, and they have more options.
The sellers getting the best results are the ones who stay realistic. They understand their competition. They prepare the home correctly before listing. They make sure the presentation looks strong online. And they work with an agent who knows how to read the market instead of guessing.
Because the truth is, marketing alone won’t fix an overpriced home.
The right strategy is what creates momentum.
Even in slower markets, strong homes are still standing out.
Buyers are always looking for value. They still want homes that feel clean, updated, well-maintained, and worth the price they’re paying.
That part never changes.
